South Miami is burgeoning with new developments, some under construction, others on the drawing boards and others on the minds of landowners.
In the last issue we covered the approved new AvalonBay Communities SOMI, Part Two with its 16 stories towering over our historic designed buildings and a reimagined Dorn Avenue.
In this edition, we introduce you to three projects in the works:
- The redevelopment of the commonly known “Petco Shopping Center” on 62 Avenue and US1,
- New “luxury student housing” on the site of the former Rodeway Inn on 71 Street, and
- Residential units on Sunset Drive across from city hall on the site of the former Bank United building.

The Edge at Sunset by Alta Developers is a 314-unit residential building, approved for construction at 6075 Sunset Drive, South Miami. Developed by ALTA Developers, it will rise to 10 floors. Amenities include a pool deck, indoor pool, fitness center, spa with steam and sauna, co-working spaces, and resident lounges. Completion is slated for 2027.
