AVALON BAY GETTING READY TO OPEN

SOMI recently met with Mark Schrieber, Senior Director, Development for
AvalonBay Communities
as the building on the site formerly home to Winn Dixie on SW 73 Street is preparing for a late August opening. At the time we met, workers were putting in the stonework for the entrance courtyard, the market was busy with their build-out, and the rental schedule was posted on their site.

The 10-story Avalon South Miami will comprise 290 rental apartments, ranging from studio to three-bedroom lease units. Avalon offers “not just apartment living, but ‘living up’” Amenities include an elevated pool deck, double-height lounge, private dining room with patio space for entertaining, a work lounge with private offices, a state-of-the-art fitness center with connected wellness terrace, and pet spa for four-legged friends. Two-story town houses are situated along 74th Street.
The residential offerings are just one part of the mixed-use venture. The complex’s bottom floor will host a 27,000-square-foot Fresh Market grocery store. The remaining 4,000 square feet will provide for restaurant and retail space. With reimagined streetscapes and a shaded civic plaza, the project aims to create a dynamic live-work-play environment.

AvalonBay Communities has also acquired the adjacent properties on Dorn (59) Avenue which include Deli Lane, Sunset Tavern, Einstein Bagels, and BT’s Gentlemen’s Club. Planned for that site is a 16-story mixed use building with 256 residential units and ground level retail and restaurant spaces.
